BCP Homes empty homes (voids) standards
This standard aims to ensure that void properties are safe, secure, and in a good condition for new tenants.
For empty properties, we will:
- inspect and assess them within 2 working days of notification of vacancy, re-letting works will commence within 3 working days of assessment
- complete all essential safety checks (gas, electricity, fire alarms, carbon monoxide detectors) and have them certified as compliant before the property is re-let
- complete all urgent repairs identified during the void period before the property is let, non-urgent repairs will be scheduled for completion within 28 days of tenancy commencement
- send clear written information to prospective tenants regarding the property’s condition and any scheduled follow-up works before signing the tenancy agreement
- make sure that walls, ceilings, doors, and woodwork are presented in a neat, tidy, and neutral state, free from graffiti, excessive marking, or damage
- check that all locks, windows and doors are fully functional to ensure the safety and security of the property
- thoroughly clean each property prior to letting, including kitchens, bathrooms, floors, windows, and communal areas, ensuring a hygienic environment for new tenants
