Our timeline for Constitution Hill
Due to vandalism making these buildings unsafe we have had to progress the demolition work through a formal planning application resulting in a Section 80 notice for building control approval.
The demolition timeline consists of 2 phases and is due to run from June to December 2025.
Phase 1 started on 9 June 2025 and we have begun:
- demolishing 2 outbuildings
- installing new boundary palisade fencing and other security measures
Phase 2 started on 7 July 2025 and we have begun:
- demolishing the 7 remaining buildings (including tree protection, disconnecting the utilities and asbestos removal)
Our Principal:
- contractor is Wessex Demolition
- designer CDM is Calford Seaden
Our contractor will be using the access road on Constitution Hill Road for blocks 1 to 4 and the Jellicoe Close entrance for blocks 5 to 7.
Design phase for new housing on Constitution Hill
There are currently architects commissioned and working on designs for new housing on the site. Public consultation on these draft plans will take place in 2025 or early in 2026.
Future timeline of the project
The next stages of the project are to:
- complete the Planning Performance Agreement (PPA) process
- start public engagement
- complete RIBA stage 3 designs
- review the overall financial viability of the site
- apply for full planning approval following public engagement
