New legal requirements for landlords: damp, mould and emergency repairs
Landlords are now required to respond to damp, mould and emergency repairs within specific time frames.
These new rules aim to protect tenants' health and ensure timely action on urgent housing concerns, following the tragic death of Awaab Ishak from prolonged exposure to mould in his home.
All cases of damp and mould in council homes are investigated with an aim to deal with the issue as quickly as possible.
We identify issues with mould and damp by using:
- stock condition surveys
- reports from residents
- staff and trade operative visits
Depending on the cause of the damp and mould, there are multiple methods we carry out to deal with any problems.
These could include:
- work to the structure of the home
- cleaning and treating the affected areas
- making sure the heating system is working correctly
- making sure the ventilation system is working correctly and possibly adding more if needed
- monitoring equipment placed in the home to record internal temperatures and humidity levels
- advice and support with dealing with moisture and managing condensation
