Help to Let offers a straightforward way to provide affordable homes for local people, while ensuring properties are let quickly and securely. The scheme provides guaranteed upfront payments, reduces void periods and offers clear financial incentives depending on property type.
Special offer: enhanced landlord incentives (February to April 2026)
£500 incentive boost - limited time
As well as 1 month’s rent in advance and a deposit, we offer the following one-off payment (including the £500 incentive boost) for each property in return for a minimum 12-month tenancy:
- room: £900
- studio: £1,700
- 1-bedroom property: £1,700
- 2-bedroom property: £2,300
- 3-bedroom property: £2,500
- 4-bedroom property: £3,000
Incentives are limited, with particularly high demand for studio and 1-bed accommodation.
HMO licence fee reimbursement
When a room becomes available, Help to Let can provide a:
- cash incentive up to the value of the previous HMO licence fee
- deposit and first month’s rent in advance
This is in exchange for 12-month nomination rights to that room, at an affordable level of rent.
If more rooms become available within the property, you can also access the Help to Let incentive for those rooms in return for a 12-month tenancy, along with rent in advance and the deposit.
Requirements
The scheme is subject to us matching an individual or family at risk of being homeless to the property and confirmation that you have the following for each property:
- a carbon monoxide alarm installed in all properties where solid fuel is used in line with regulations
- an installed smoke alarm
- a valid Energy Performance Certificate
- a valid Electrical Safety Certificate
- a valid Gas Safety Certificate
- an Assured Shorthold Tenancy with a minimum of 12 months tenancy agreement
If you are a letting agent and refer a landlord to us, and we can successfully secure their property, you could receive £250 from us.
