Apply for a contaminated land search
We can provide contaminated land searches for both residential properties and commercial sites.
All applications will need to include:
- any details you have on further action required, as highlighted by the independent search
- the address or plan of the area that you would like us to look at
- questions that you would like answered
We will respond to applications within 20 working days from receipt of your fee payment.
Residential property search fees
The fee for a residential property search is £106.20 per hour (£88.50 + VAT) this includes the cost of officer time spent searching records and preparing the response.
Residential property searches produce a detailed report for:
- developers or consultants, to provide historical information of a site as part of a Phase 1 Desk Study site assessment or contamination risk assessment
- members of the public and solicitors who are interested to understand the site history, as part of the conveyancing process
Commercial property search fees
The fee for a commercial property search is £212.40 (£177+ VAT) for every 2 hours of officer time.
Commercial property searches produce a detailed report for:
- developers or consultants, to provide historical information of a site as part of a Phase 1 Desk Study site assessment or contamination risk assessment
- interested parties who need to understand the site history as part of the conveyancing process or as due diligence
Part 2A statement search fees
The fee for a Part 2A statement search is £53.10 (£44.25 + VAT) for every 30 minutes of officer time.
Part 2A statement search relates only to the site, not surrounding areas and provides:
- details of any potentially contaminating land uses that affect the property
- clarification on the current status of land, as set out in Part 2A of the Environmental Protection Act 1990
This search is to obtain a pass result for a commercial search that has concluded further action is required.
