Park (mobile) homes
Park homes offer affordable, accessible accommodation, usually for older residents who prefer a tenure that offers some form of stability and ownership.
All residential park home sites need planning permission, as well as a site licence which sets out the standards for site layout, access, services and safety requirements.

We enforce these site licence conditions with which the site owner must comply. Contact us if you’re concerned that your site does not comply with these conditions.
Certain sites may be exempt from these requirements if they’re used infrequently or controlled by an exempted organisation like the Caravan Club.
Licences
We license mobile home sites under the Caravan Sites and Control of Development Act 1960. The site licence relates to the following areas:
- density and spacing of park homes
- road, gateways, paths and hardstandings
- fire safety and firefighting equipment
- storage of LPG cylinders
- electrical installation
- water, drainage and waste disposal
- car parking and site notices.
Any site with communal facilities, such as laundry, toilet blocks and function rooms, or where units are rented out, the site owner must carry out and make available the latest version of the fire risk assessment. This is required under the Regulatory Reform (Fire Safety) Order 2005. A copy of the risk assessment must also be made available to Dorset Fire and Rescue.
We regularly inspect sites but are happy to investigate enquiries by residents about their park and discuss the issues with the site owners.
